Clear answers to common questions
No. IGV Build Systems is not a modular builder. It is a coordinated building system designed to support predictable offsite production and onsite assembly — built around repeatable configurations, documented interfaces, and clearer coordination across the entire delivery process. The key difference is adaptability: Build Series is designed to fit real sites and real projects, not force them into a fixed module.
IGV works alongside the contractor, not instead of them. You still run the site, manage trades, control the schedule, and deliver to the client. IGV's role is to make that job cleaner — by reducing ambiguity, improving coordination, and delivering a more buildable system to site.
Build Series works best for single and multi-family residential projects where repeatability, cost certainty, and delivery speed matter. It's particularly well-suited to infill developments, purpose-built rental, and multi-site programmes where developers and contractors benefit from a consistent, repeatable product across multiple builds.
Build Series includes permit-ready design packages — engineered plan sets aligned to municipal requirements and designed to reduce approval friction. The goal is to remove unnecessary redesign cycles, reduce back-and-forth with authorities, and help projects get to site faster.
IGV provides documented interfaces between manufactured components and site scope, clear division of responsibilities across trades, delivery sequencing aligned to your site schedule, and installation guidance for all system components. The goal is to reduce the coordination load on your team — not add to it.
Yes. IGV Direct is a standalone supply operation. Developers and contractors can access IGV's coordinated materials supply with volume pricing passed through and fewer suppliers to manage — whether or not they are using Build Series on that project.
Timelines vary by project type and site, but Build Series is designed to compress overall delivery by running offsite fabrication and onsite preparation in parallel. This means components can arrive ready to install while site work is still underway reducing the sequential delays common in traditional stick-frame delivery.
Unlike rigid modular systems, Build Series is designed with onsite adaptability built in. Factory-manufactured components handle the highest-complexity scopes, while the onsite assembly process retains the flexibility to accommodate real site conditions — different grades, setbacks, lot sizes, and local requirements.
IGV Build Systems manufactures from its facility on Vancouver Island and is expanding its delivery reach across Canada. If you have a project outside BC, get in touch and we can discuss whether Build Series is the right fit for your location and project type.
