How It Works

A better way to build.

IGV Build Systems combines factory-manufactured precision with onsite adaptability to create a more controlled, predictable way to deliver housing. Less complexity. Better coordination. Faster delivery.

Built in Port Alberni, BC. For a stronger Canada.

Simpler. Faster.
More Predictable.
The IGV Build System

Factory precision.
Onsite flexibility.

IGV applies an industrialized approach to housing construction, engineering the building before production begins, manufacturing key components in a controlled factory environment, and completing assembly onsite.

Architectural, structural, mechanical and electrical requirements are coordinated before manufacturing begins, helping reduce complexity, shorten timelines and improve quality.

Hybrid Construction

What hybrid construction means at IGV

Factory-built coordination where it adds the most value. Onsite adaptability where projects need it.

01

SmartCore Efficiency

The most coordination-heavy, inspection-heavy scopes — including kitchen, bathrooms, HVAC, plumbing and electrical — are integrated into a pre-manufactured engineered core built under controlled conditions.

02

Panelized Precision

Factory-built wall and structural assemblies define the structural envelope and interior layout, enabling consistent quality, less construction waste and rapid weather-tightness onsite.

03

Onsite Adaptability

The onsite team assembles and completes the building, allowing the project to respond to real site conditions, foundations, utilities and finishing requirements.

How the SmartCore integrates into our homes

  1. 1 SmartCore is factory built

The most complex parts of the home are engineered and assembled in our manufacturing facility.

  2. 2 Delivered to site

The completed SmartCore is transported to site as part of the complete build package.

  3. 3 Installed on site

The SmartCore is placed, and the SIPs building envelope, floors, roof, windows and doors are built around it.

  4. 4 Connected to services

Plumbing, electrical, and HVAC systems are connected from the SmartCore.

  5. 5 Finishes complete the home

Interior and exterior finishes are completed, ready for move-in.

Production Process

IGV Production Process

Our pre-engineered delivery model moves from defined product selection to factory manufacturing, coordinated delivery, and onsite completion with fewer unknowns than a traditional blank-page build.

Energy performance

Every IGV Build System is designed to support stronger energy performance from the start. By combining a high-performance building envelope, tighter construction tolerances, efficient appliances and energy-conscious heating options, each home is built to help reduce long-term operating costs and support compliance with applicable BC Energy Step Code requirements.

Efficient systems and appliances

Energy-efficient appliances and heating options are selected to support lower energy use without compromising everyday functionality. Appliance packages, heating systems and optional upgrades can be coordinated to align with the performance goals of the project, the selected model, and the requirements of the local jurisdiction.

Built for a tighter envelope

The exterior wall assembly is designed with continuous exterior insulation to help reduce heat loss, improve thermal performance and minimize thermal bridging. This added layer of insulation supports a more consistent indoor temperature and helps the home perform more efficiently across changing seasonal conditions.

Supporting BC Step Code goals

Energy performance requirements can vary by municipality, climate zone and project type. IGV Build Systems are designed to support efficient building outcomes and help project teams meet applicable BC Energy Step Code requirements, depending on regional requirements, final specifications and site-specific conditions.

CSA A277 certification

Built-in quality. Certified before it reaches your site.

CSA A277 is a procedure-based certification for factory-built systems. It governs how products are inspected, tracked and verified before delivery. It aligns with BC and municipal code requirements, relies on controlled manufacturing, and supports product quality and consistency.

Procedure-based certification
Controlled manufacturing environment
Inspection, tracking and verification before delivery
What it takes to be certified
  • Third-party certification
  • Stage-by-stage inspections
  • Ongoing third-party factory audits
  • Material traceability
  • Full QA/QC systems
  • Engineered, code-compliant design
Why CSA A277 matters to IGV Build Systems

Supports a more controlled, scalable and reliable path to project delivery.

Supports faster site execution and more predictable costs.

Municipalities rely on factory certification instead of reinspecting everything onsite.

Improves confidence in repeatable outcomes.

Can reduce defects and rework.

Certifies the factory process and product quality.

CSA A277 does not replace building permits, and it does not eliminate site inspections such as foundations, servicing, or final installation review.

This is what the process builds.
